Welcome to ‘Don’s Cottage’. We hope you enjoy your stay. The original inhabitant of this cottage was Don Sternbeck, a descendent of an  original valley settler. The cottage was constructed early 20th century; it was vacant and derelict for many years and has been restored by its current owner, to reflect upon the lifestyle of Australia's early pioneer days.

  Warning
Be warned the property is unfenced and has an open unfenced pond full of water. We do not allow very small mobile children to be accommodated for this reason. If you have older children you will be asked to vouch for them, and your and their ability to be safe on the  property regarding the open water. The pond is approximately 1 meter deep when  totally full.

  Fire Safety
Take care with a wooden house!   There is a fire extinguisher and blanket in the  kitchen. There are other extinguishers outside and in the Barn. Candles; make sure they are all put out before you retire for the night.  Smoke detectors are installed for your safety, if they are triggered  accidentally, open the doors and turn on ceiling fans until smoke disperses. Do  NOT remove batteries.

  Wood Fired Heater
You will find wood stacked outside and paper and fire lighters supplied, please  make sure you have the flu set in the correct positions and make sure you turn  it right down if you are leaving it on when you are not there.   See separate Fire Heater instructions. Open fire position must  be closed down when not personally attended.
Please totally extinguish the fire heater before you finally vacate the cottage at the end of you stay. If you need more wood contact the owners.

  Smoking
No Smoking indoors, only smoke outside, there are a couple of ashtrays supplied.
Please make sure all cigarettes are fully OUT. This is a high fire risk area, especially in summer.

  First Aid
There is a first aid kit in the cupboard left of the cottage kitchen sink.

  Breakfast supplies
You will find breakfast supplies in the fridge. Plates, mugs and cooking
utensils will be found the kitchen cupboards.  Please feel free to use any of
the supplies in the kitchen cupboards.

  Bathrooms
The cottage bathroom is very small but does produce a good hot shower, but remember we are on TANK WATER so please use all water with care. You will find the flush button for the toilet on top of the system on the right  hand side. The Barn bathroom and toilet are straight forward.

  Electric Appliances
Electric Blanket – always make sure you have switched it off during the day or  when you are out.
Air Conditioner – the same.

Television, Video, Stereo amplifier, CD player and Radio Tuner.
TV and Video turn on at themselves, The CD and Radio switch on with the main Stereo Amplifier switch [top left of Amp]

  Animals
Animals are welcome. If you have animals please make sure they don't get on the beds!! And please clean up after them. The property is not fenced and has an open pond.
No responsibility is taken for lost or escaped animals.

  Keys and security
 Please leave the keys in the place requested when vacating. We recommend keeping the cottage locked when you are absent. If you lose the key contact the owners for a replacement

  Payment:
Payment buy credit card is preferred. The card will be run through the machine and signed, prior to occupation.
Cash or cheques require a security deposit of $100.00 and must be accompanied with car registration and identification and proof of residential address [Drivers license, Official ID or Passport.] The security deposit will be reimbursed on finalization of your bill. [see ‘breakage's policy’ below]

  Breakage's Policy
The contents of the Cottage and Barn has been catalogued and photographed. Serious breakage's or vandalism costs will be deducted from your deposit or from your credit card account.

  Bar-B-Que
You are free to use the BBQ. Make sure the gas is off at the bottle when you are  finished. If you run out of gas contact the owners. Keep away from leaves and woodwork when using the BBQ to reduce fire risk.


  Safety Disclaimer and Release of Risk
The Guest, [you] are now aware that, during this visit and stay, in which you have chosen to participate under the arrangements of Don’s Cottage St. Albans NSW 2775, Roz Marsh and Ian Richardson, owners of Don’s Cottage St. Albans NSW 2775, their agents, employees and associates; certain hazards may occur, including but not limited to the following hazards; an open water pond, an  unfenced rural property, participating in horse riding, riding in a horse drawn and/or motor driven conveyance, bush walking, flying-fox, swimming, fossicking, camping, fishing and use of the provided facilities, including tank water, subject to the forces of nature. In consideration of, and as payment for the accommodation and/or the right to participate in activities and/or receive the services arranged for me/us by the owners of Don’s Cottage St. Albans and their agents, employees or associates. I/we hereby assume all the risks and will hold them free from any and all liability, actions, courses of actions, debts, claims and demands of any kind or nature whatsoever or for any reason or resulting directly or indirectly from acts of God or myself, which may arise as a result of or in conjunction with my/our accommodation or participation in any activity arranged for me/us by the owners of Dons Cottage St.Albans  and their agents, employees or associates. The terms hereof shall serve as a release and assumption of risk by me, my heirs, executors  administrators and assigns and for all members of my family including any minors accompanying me.
